Tip 14 - Maintenance

Current maintenance fees run from $250 to $2,000 per year depending on the resort, the location and the unit size. In most cases this annual fee translates into a daily rate which is anywhere from 25% to 50% of the typical hotel rates in the resort area. My experience is that this relationship tends to stay the same whether the hotel rates are relatively high or low. In any case the maintenance fee must be adequately budgeted to preserve the ultimate value of your timeshare property. This fee is established each year by the HOA with the help of the management company and should be reviewed carefully for accuracy.

AN ADEQUATE ANNUAL MAINTENANCE FEE IS NECESSARY TO MAINTAIN AND PRESERVE THE ULTIMATE VALUE OF THE TIMESHARE PROPERTY.

The maintenance fee is used to pay for:

    1. Administration        
    2. Management company
    3. Housekeeping and repair
    4. Landscape/pool maintenance
    5. Accounting/legal fees
    6. Insurance
    7. Lease payments
    8. Taxes
    9. Land payments (leaseholds)
   10. Utilities
   11. Reserves
